Frequently Asked Questions

  • Real estate and property shoots can be booked directly online through my booking platform. For food, product, architecture, and commercial projects, use the inquiry form on the Book a Shoot page and I'll be in touch within one business day to discuss scope and scheduling.

  • For real estate I can typically accommodate bookings within a few days. For commercial projects — food, product, architecture — I recommend at least one to two weeks to allow time for a proper creative brief and shot list.

  • For real estate: declutter, clean, and stage each room as you would for a showing. Lights on, blinds open, personal items put away. I'll send a pre-shoot checklist when you book. For food and product shoots I'll provide specific prep guidance based on the project.

  • Yes. I'm based in Fresno and serve the greater Central Valley — Clovis, Visalia, Madera, Merced and surrounding areas. I'm also available throughout California for the right projects. A travel fee applies.

BOOKING & PROCESS

DELIVERABLES & TURNAROUND

  • It depends on the scope. A standard residential real estate shoot typically takes 1-2 hours. Commercial, architectural, and food shoots vary based on size and complexity — we'll give you a time estimate when you book.

  • Real estate and property shoots are delivered within 24 to 48 hours for standard projects. Food, product, and commercial projects are typically delivered within one to two weeks depending on scope. Rush delivery may be available — ask when booking.

  • All files are delivered digitally through my delivery platform. You'll receive a link to download your high resolution and web optimized files, organized and ready to use.

  • Standard editing is included in every project. Additional retouching — object removal, advanced compositing, significant corrections — is available for an additional fee. MLS guidelines apply to real estate images.

  • Yes. I offer video walkthroughs, cinematic listing videos, brand videos, and social media content across all categories. Video availability and pricing varies by project — contact me to discuss.

PRICING & PAYMENT

  • Real estate photography is available in set packages — view current pricing through the booking platform. Commercial projects including food, product, and architecture are quoted per project based on scope, deliverables, and usage. Contact me to discuss your project.

  • Payment is due upon delivery of final images unless otherwise agreed in writing. Projects exceeding $2,000 may require a deposit discussed before the shoot date.

  • Cancellations or reschedules made more than 24 hours in advance incur no fee. Cancellations made less than 24 hours before a scheduled shoot incur a 25% fee. On-site cancellations incur full travel charges plus 25%.

LICENSING & USAGE

  • All photographs remain the intellectual property of BK Captured. Clients receive a license to use the images for the agreed purposes — MLS listings, menus, websites, marketing materials, and similar uses.

  • Yes. Your license includes use across standard digital marketing channels including social media, your website, and email marketing.

  • Images are licensed for your use and are not transferable to third parties without prior written permission. If you need images licensed for a third party — a builder, designer, or brand — contact me to discuss extended licensing.

  • Standard licenses cover digital use. Print, advertising, and extended commercial use may require additional licensing. Contact me to discuss your specific needs.

RESHOOTS & SATISFACTION

  • I'm committed to delivering work that meets the agreed scope and reflects the quality of my portfolio. If there is a demonstrable technical failure on my part I'll work with you to make it right. Reshoots are considered on a case by case basis and may involve an additional travel fee. Subjective preferences about individual images — composition choices, styling decisions, or specific rooms — do not constitute grounds for a reshoot or refund. By booking you acknowledge that photography involves artistic and technical judgment.

SPECIFIC SERVICES

  • I bring styling knowledge and can advise on presentation, but for larger shoots I recommend bringing on a food stylist or having your kitchen team prepare dishes to their standard. I'll guide the setup, lighting, and composition to make everything look its best.

  • Real estate photography is focused on marketing a property quickly and accurately. Architectural photography is focused on documenting design intent — the materials, the light, the relationship between spaces — for portfolios, publications, and award submissions. The approach, timing, and deliverables are different. Contact me to discuss which is right for your project.

  • I deliver fully edited files only. Raw files are not included in standard delivery, contact me if you need raw files directly.
